2. Quality/Popularity of the Incoming Link website:
There is a minor extension from the point 1. The page rank calculation is not simple muliplication of number of incoming links. It depends on the quality (page rank) of the External website which is linking to your website.

i.e) if you have 40-50 links from unknown/unpopular websites - for e.g "www.unknownwebsite.com", and one or two links from the high quality (high page rank like wikipedia.com) website - for e.g "www.popularwebsite.com", the cumulative score for page rank with "www.popularwebsite.com" will be more than "www.unknownwebsite.com"
